1. Overview of Related Party Transactions
- The Company intends to lease an office space located at 63 Juxin Street, Haizhu District, Guangzhou, with a building area of 307.2187 square meters, for a period of 5 years, with an estimated total lease cost of approximately 3.53 million RMB during the lease term. The lease costs include rent, property management fees, and shared utility fees, among which:
(1) The starting rent is 79 RMB/month/square meter, with a 5% increase every two years starting from the first lease year;
(2) The property management fee is 32 RMB/month/square meter;
(3) The shared utility fee is 77 RMB/month/square meter (calculated based on the actual leased area of Yueke Group and its subsidiaries, which share common facilities and services such as meeting rooms, dining areas, and fitness facilities). - The property to be leased is owned by Yueke Building, which is a wholly-owned subsidiary of Yueke Group, the Company's actual controller.
