I, as an independent director of China Merchants Property Operation Service Co., Ltd. (hereinafter referred to as the "Company"), have strictly complied with the "Company Law," "Administrative Measures for Independent Directors of Listed Companies," "Shenzhen Stock Exchange Main Board Listed Company Regulation No. 1 – Regulation of Main Board Listed Companies," and other relevant laws and regulations, as well as the "Articles of Association" and the "Company's Independent Director Work System" and other relevant regulations. I, KAREN LAI, am a Canadian national, born in July 1973, holding a Ph.D. in Accounting and Finance, and an Associate Professor. I am currently an independent director of the Company and an Associate Professor at the Shenzhen-Nantes Financial Technology Institute of Shenzhen University. I previously served as an equity research analyst at Lehman Brothers Asia, an auditor at PricewaterhouseCoopers, and taught at The Hong Kong Polytechnic University, Monash University (Australia), and Deakin University (Australia).
