2025 Annual Independent Director Performance Report

During my tenure as an independent director of China Merchants Property Operations Service Co., Ltd. (hereinafter referred to as the "Company"), I have strictly adhered to the "Company Law," "Management Measures for Independent Directors of Listed Companies," "Shenzhen Stock Exchange Main Board Listed Company Self-Regulatory Guidelines No. 1 – Standardized Operation of Main Board Listed Companies," and other laws and regulations, as well as the "Articles of Association" and the "Independent Director Work System" of the Company. I have faithfully and diligently performed my duties, making independent decisions and earnestly safeguarding the legitimate rights and interests of the Company and all shareholders, especially small and medium shareholders.
As my term of office has expired, I officially resigned on March 10, 2025, following the election of new independent directors at the First Extraordinary General Meeting of Shareholders in 2025. I will not hold any other positions in the Company after my resignation. Here is my performance report for 2025:

(I) Work Experience, Professional Background, and Concurrent Positions
I am Chen Yinge, a Chinese national, born in July 1968, with a Master's degree in Law and a practicing lawyer. I am currently an arbitrator at the Shenzhen International Arbitration Court, a partner, and a full-time lawyer at Guangdong Fazhi Shengbang (Shenzhen) Law Firm. I have previously served as the head of the legal department at Zhuhai Guangli Industrial Co., Ltd., the head and deputy manager of the investment management department at Shenzhen Tianji Guangdian Electric Co., Ltd., the head of the development committee and head of the legal team at Gemdale Corporation, a full-time lawyer at Guangdong Rongguan Law Firm, and an independent director of the Company.
